Choosing the right REALTOR® is paramount when dealing with any sale. It’s even more important when dealing with complicated sales such as divorces, estate and probate sales, assisting seniors and their families with assisted living placement, or readying homes that need extra TLC before selling. How it works

Before listing your home, Myriad at My Home Group will cover the up-front costs for minor repairs, moving expenses, and ongoing maintenance while the home is listed with us. No hidden fees, markup, or interest is charged. At closing, you reimburse us from your proceeds. Check out the entire process in more detail.

  • We start by doing a walkthrough of your property to make recommendations and discussing your needs and listing timeline.

    We cover a variety of costs to help increase your home’s market value or help you get to your new home before going on the market.

    Examples of some services we cover include:

    • Movers

    • Cleaners

    • Estate Sales

    • Roof Repairs

    • Handyman Services

    • Pre-Listing Inspections

    • Apartment or Community Move-In Fees

    • Assisted/Independent Living Community Rent

    • Pool Service

    • Landscaping

    • And More!

  • Once we have a plan in place, you’ll need to sign an agreement to list your home with us and an agreement to reimburse us at the closing of the sale from your net proceeds.

    We’ll set a maximum amount for the reimbursements we can cover based on your equity in the home.

    No interest accrues and we don’t add any markups to the cost of the services we paid for. You’ll also get a copy of all receipts and access to a itemized list of costs covered to keep track of all expenses in real time.

  • Next we’ll get to work on scheduling and coordinating with the vendors you need within your timeline. Once the home is ready for photos we’ll get a professional photographer scheduled.

  • Once we’re ready to go active, we’ll get your home listed in the MLS and in front of a curated list of investors. Nothing changes in our listing process and you’ll receive the same concierge level of service we provide to all of our clients.

    While listed and after you accept an offer, we can continue paying for the repairs, maintenance, rent, etc. until a few weeks prior to the closing date.

  • On the closing date, our total reimbursements will be paid back to us through closing.

    That’s it!

    And of course we’ll provide all itemized receipts, vendor contact information, and any other requested information and documents you need.

  • When assisting with estate sales, we help with a variety of specific estate-related services including:

    We can also provide recommendations for probate assistance, title work, and other professional services needed before and during the sale.

Assisted Living Moves

  • Moving from a home into an independent or assisted living community presents some unique challenges. Some of the services we typically cover in this situations include:

    • Community move-in fees

    • Movers and storage

    • Monthly rent

    • Professional cleaners

    • Estate sales

    We have contacts who specialize in these types of moves and downsizing.

    Many times it’s easier to move out of your home first and then list it for sale to avoid dealing with showings and to present the home better.

Divorces

  • During a divorce situation, funds can be tied up or better used elsewhere. That’s where our program comes in to help. Typical services we cover include:

    • Rent

    • Professional cleaners

    • House repairs

    • Broker price opinions

    Whether the divorce is finalized before the sale or not, it’s important for any realtor to communicate the process with the all parties involved, including any attorneys.
