Property Disclosure
We will review with you all inspection reports and other documents pertaining to the condition of the property and disclose all physical defects of the property that are known to us.

We will prepare a written offer on the property you choose to purchase, with terms approved by you.

We will prepare a negotiation strategy, including a written Comparative Market Analysis, closing cost estimation, and advice on the initial terms.
Offer Presentation
We will endeavor to present your purchase offer directly to the seller or the seller’s representative and will follow that up with a phone call to discuss the offer in detail, provide context, and answer any questions.
Review of Written Seller Disclosure
We will thoroughly review with you the seller’s written disclosure statements.
Appraisal Contingency
We will explain to you and guide you through the appraisal contingency.
Home Warranty
We will explain to you the option of a home warranty plan to reduce your risk or repair when purchasing a property.
Home, Termite, and Other Inspections
We will recommend that you obtain professional home, termite, and other inspections as requested. We will work with you to request that the seller remedy the items you specify after your review of the inspection reports as your offer specifies. We will prepare this list and will deliver it to the seller’s representative.
Final Walk-Through
We will accompany you on a walk-through of the property before Close of Escrow, and we will assist you in dealing with any problems discovered during the walk-through.
Closing the Sale
We will monitor and inform you of the progress of the purchase agreement, including the satisfaction of all contingencies and conditions during the entire transaction.
After Sale Service
We will contact you after the closing to follow-up on remaining details or service needs.

Marketing
We will have professional photos taken of your home. After that we’ll prepare a marketing strategy that includes online, print, social media, and open house marketing materials.
Weekly Check-In
We will check on your vacant home each week and will schedule maintenance if needed. We will also set aside a weekly call with you to discuss showing feedback and market changes.
Flexible Compensation Structures

Appraisal Contingency
